APPLICATIONS & LEASING

How Do I Apply for an Apartment at Rolling Oaks?
To begin, select your desired apartment on the Floor Plans page and then register for our online application. Then you can review our rental criteria, invite co-applicants, complete your application, and pay your application fees via Credit Card. We try to let you know your application results as quickly as possible, and most applications only take 1-2 business days.

How much is the Application Fee for Rolling Oaks?
The application is $30 per adult applicant.

How much is the Security Deposit at Rolling Oaks?
We require a $300 Security Deposit at move-in. 

Do you accept Co-Signers at Rolling Oaks?
Yes. Co-signers must complete an application and make 5x the monthly rent.

Does Rolling Oaks offer Short Term Rentals? What Lease Terms are available at Rolling Oaks?
We offer lease terms from 2-15 months. Please note that rental rates vary by lease term.

Does Rolling Oaks offer Furnished Apartments?
No, we do not have furnished apartments available for rent, however we are happy to recommend furniture rental services to you!

COMMUNITY POLICIES

What is the Rolling Oaks Pet Policy?
We are a pet-friendly community. All pets must be accompanied on leashes when walking around property grounds. Guests and residents are responsible for immediately and responsibly cleaning up after their animals. Pets over 40 lbs only allowed on first-floor apartments. Vaccines required.

We also require:
Maximum of 2 Pets per Home
$400 Fully-Refundable Pet Deposit
$20/month Pet Rent (per Pet)

Breed Restrictions apply, and include: Pit Bull, Staffordshire Bull Terrier (American or English), Rottweiler, Doberman Pinscher, Chow, German Shepherd, Mastiff (Bull or Cane Corsos), Malamute, Husky, Presa Canario, American Bull Dog, Great Dane, Akita, Wolf Hybrid, and any hybrids, combinations, or mixes of the above.

What Parking is available at Rolling Oaks? 
We offer one assigned carport for each apartment. There are also garages available to rent and there is open parking throughout the community.

Does Rolling Oaks require Renter's Insurance?
Yes. All applicants are pre-approved for rental insurance through eRenterPlan. We also accept Rental Insurance with your preferred carrier (many plans will bundle your auto and renter’s insurance), provided the plan meets our minimum requirements. Please contact our office for more information.

What forms of Rent Payment does Rolling Oaks accept?
We are proud to offer easy online payments. You may access our resident website on a computer or mobile device, or download the RENTCafe app, and pay rent online via your Checking Account (ACH), Credit Card, Debit Card. Please note that paying via ACH online does not incur a convenience fee. Offline, you may pay via a personal check or MoneyGram. We do not accept cash in the office.
